Sweets and Savouries for Diwali

September 8th, 2008 by MarcJacobsShoes9925

Entertaining family and friends is a large part of Diwali, so every home needs to be prepared to provide tasty nibbles for guests at a moment’s notice.

Diwali is a time of celebration and apart from the oil lights and candles which decorate homes, the puja and the prayers, special sweets, savouries and snacks are central to the festival.

Sweets “mithai”, of which the Indians are inordinately fond, are given as presents”. These sweets are made with a combination of any of paneer (similar to cottage cheese), semolina, chickpea flour, thickened milk, wheat flour, coconut, grated carrots and spiced with any of cardamom, nutmeg or cinnamon with nuts and raisins added for texture. Here’s a favourite.

Kalakand

Ingredients:

500g paneer
1 tin condensed milk
2 heaped tbsp full cream milk powder
Flavourings to taste
1 silver leaf (optional)

Mash the paneer coarsely with a fork and add the milk powder and condensed milk. Mix well.
Heat the mixture in a thick bottomed pan. Cook over a medium heat, stirring constantly until the mixture thickens.
Remove from the heat and spread onto a greased baking tray. Sprinkle cardamom powder or slivers of almonds or pistachio nuts on the top.
Top with the silver leaf if using. Cool and cut into squares.
Makes: 15-20 pieces
Preparation time: 20 minutes

Sweet and savoury snacks are consumed at home and might include pooris (deep fried bread, which puffs up almost to a sphere, made with cumin and green chillies or with sugar and cardamom), samosas (pastry triangles stuffed with spicy peas and potato), half-moon shaped pastries, filled with coconut, nuts, raisins and spices. Here’s a taste of both sweet and savoury.

Besan Laddus

Ingredients

250g Gram flour (besan)
300g Powdered sugar
400g Ghee or butter
3tsp Cardamom powder
2tsp Almonds, chopped
2tsp Pistachio nuts, chopped

Method

Heat the ghee or butter in a frying pan. Add the gram flour and stir well to mix. Fry on a low heat until it is pale brown and the flour is cooked. Allow to cool.
Add the powdered sugar, cardamom powder, chopped almonds and pistachios to the flour mixture and form into small balls with your hands.

Murukku

Ingredients

90g rice flour
120g cup white gram flour
1 tsp Sesame seeds
? tsp Cumin seeds
? tsp Chilli powder
? tsp Asafoetida
3 tbsp Oil
Salt
Oil for frying

Method

Mix the flours together and add the spices, seeds and salt. Rub in the oil and add water to make a thick dough. Twist the dough into circular shapes.

Heat the oil until a pinch of the dough dropped in, rises to the top with bubbles around it.

Fry until golden brown, turning occasionally and drain on kitchen paper.

Cool and store in an airtight container.

Another favourite snack, which is quick and easy to prepare for guests is Masala Cashew Nuts

Just deep fry large cashew nuts in ghee or oil, drain on absorbent paper and sprinkle with a mixture of salt, red chilli powder and garam masala. Be sure not to try to fry too many at a time or the ghee may initially bubble up too fiercely then cool too quickly, leaving the nuts very greasy.

Is Anyone Burning In Hell Today?

September 8th, 2008 by MarcJacobsShoes9925

There are various lines of thought in relation to Hell. Some believe that neither Heaven or Hell exist and that when we die that it the end of our existance. In Christian circles some teach that Hell is merely a ’separation from God’, others contend that it is a fiery place of eternal torture where sinners instantly go at the moment of death. According to this theology, the lost are sizzling right now, somewhere in the fiery bowels of this earth. Most Christians believe that Hell is an eternal place of suffering. Is this what the Bible really teaches?

In the New Testament there are three different Greek words that are translated into “Hell” in English. They are “Tartarus,” “Gehenna,” and “Hades.” Tartarus is used only once in 2 Peter 2:4 “God spared not the angels that sinned, but cast them down to hell [Tartarus], and delivered them into chains of darkness, to be reserved unto judgment.” Tartarus means “dark abyss” or “place of restraint.” Notice also that it says the evil angels are reserved unto judgment, meaning that the day of judgment has not occurred yet, and they are not currently in the red hot fiery underworld. We know that in fact they are busy roaming the earth, actively tempting and attacking the people of God as well as the lost.

The second word used for Hell is “Gehenna” which is derived from Hinnon, a rubbish dump outside of Jerusalem where trash and dead animals were burned. It continually smouldered during Bible times. Jesus used this word when He warned about the danger of Hell Fire at the ‘end of the world’ Matthew 13:40-42 “The harvest is the end of the world, and the reapers are the angels. As therefore the weeds are gathered in burned in the fire, so shall it be at the end of this world. The Son of Man shall send forth his angels, and they shall gather out of his kingdom all things that offend, and them that do iniquity, and shall cast them into a furnace of fire, and there shall be wailing and gnashing of teeth. Then shall the righteous shine forth like the sun in the kingdom of their Father. He who has ears to hear, let him hear.” This word does definitely relate to fire and being burned up or consumed away.

In the above verse you will notice that Jesus spoke of the Hell Fire being at the end of the world. Peter further clarified the timing of the Hell Fire to be at the day of judgment, not in the present time 2 Peter 3:7 “But the heavens and the earth, which are now, by the same word are kept in store, reserved unto fire against the day of judgment and perdition of ungodly men”.

The Bible clearly shows that ungodly men will be burned up by Hell Fire after the millenial reign of Christians in Heaven. Noone’s loved ones are burning in Hell today. Our just and loving God does not sentence anyone to Hell Fire before they have been judged on the day of judgment.

The third Greek word translated to Hell is “Hades” which means the grave. Revelation 20:14-15 “And death and hell were cast into the lake of fire. This is the second death. And whosoever was not found written in the book of life was cast into the lake of fire”. This verse clarifies that “Hades” itself is not a fiery place, but will be cast into “the lake of fire.” This verse is really saying that death and the grave will be consumed by fire and will be no more. There will be no longer be any more death and no more graves.

What Will Be the Hottest Christmas Toys of 2006?

September 8th, 2008 by MarcJacobsShoes9925

The hottest Christmas toys for 2006 will soon be hitting the shelves, and some are already on them. Remember the Furby, Tickle-Me Elmo, Beanie Babies and Cabbage Patch Kids? They were the hottest Christmas toys from past holidays.

Almost every holiday season, there are a few special toys that everyone wants for Christmas — and no one can seem to find.

If you want to make sure you have the hottest Christmas toys of 2006 under your Christmas tree, you should start thinking about shopping for them now.

Unfortunately, there’s a problem — you don’t yet know what they are!

Well, I have a special heads up on what the hot Christmas toys of the season may be, and I’m more than willing to share the info with you. (My friends and I at WowChristmasGifts.com and ChristmasRants.com have done really well at predicting the hottest Christmas toys for the past several years.)

PlayStation 3

For gamers with a big budget, the Sony PlayStation 3 is going to be number one on the wish list. Featuring Internet functions and the new blu-ray technology, PlayStation 3 is like no other gaming system ever on the market.

Just remember, while this is definitely going to be one of THE hottest Christmas toys of 2006, it is also going to be one of the most expensive. When the PlayStation is released this November, expect it to have a price tag of $500 to $600.

Nintendo’s Wii

If you do have a gaming fan on your Christmas list but $500 is out of the question, you may want to look into Nintendo’s Wii. At just $250, it’s half the price of the PlayStation 3 and it is actually the very first game system ever to make it to Toys R Us’s Hot Toy List for 2006.

It’s not hard to see why the Wii is going to be one of the hottest Christmas toys of 2006. The remote-like controller allows players to swing it like a bat, sword or tennis racket to create a truly interactive game play environment.

We predict it is also going to be a big hit with people who are not traditionally gamers, because my of the games are not the standard type of games.

Elmo TMX

Remember when Tickle Me Elmo dolls couldn’t stay on the shelves for more than a moment? Remember the long lines — and the cat fights between parents?

Well, somehow Fischer Price has done it again with Elmo TMX!

Tickle Me Elmo TMX was just released this month and while parents aren’t physically fighting over them this time around, the lines have been long, and the stores have been selling out as quickly as they can get them in.

You can read more about why we think Tickle Me Elmo TMX will be so popular here:

www.wowgiftideas.com/looking_for_tickle_me_elmo_tmx.html http://www.wowgiftideas.com/looking_for_tickle_me_elmo_tmx.html

Since we still have a lot of time until Christmas, it’s only a sign of what’s to come, and this may prove to be one of the top hottest Christmas toys this year.

Some Other Contenders

While the above three toys seem to be the most promising when it comes to the hottest Christmas toys this year, there are a few other names you should be keeping an eye on.

Some other toys that may grace the wish lists many include Webkinz, Dora’s Talking Cash Register and the Pink Nitro Notebook by Vtech.

This year we expect there will be hot Christmas toys for every age group, from toddler to adult. By starting your Christmas shopping early, you’ll be able to find the hottest Christmas toys more easily. Happy Christmas shopping!

Introduction to Panama Real Estate

September 8th, 2008 by MarcJacobsShoes9925

If you found this page and are reading this I assume you are from one of the following countries: USA, Canada, UK, Northern Europe, or Australia. I further assume you are thinking of investing in Panama and/or living here. In this introduction I am unashamedly trying to give you a cold harsh blast of reality shock! This article is mostly written from an American perspective but a lot of it is applicable to other countries as well.

State of the Union - Your Home Country

What you see in your own country (if you are reading this page it should apply to you) is not encouraging economically. The economy basically is receding and has been getting worse for a while. Inflation has been destroying your purchasing power. Unemployment is at a dangerously high level. Health care has been diminishing in quality for the last 25 years and the costs have been rising steadily the last 10-15 years at an alarming rate. Prescription drug costs are becoming staggering and insurance coverage is dropping, by the way prescription drug costs in Panama are about one third of the USA price. Hospitals are closing all over the USA in record numbers. Taxes are at an incredibly high rate while government benefits are at an all time low. America and many other countries have wobbly economies with massive debt loads. As of November 2005 the State of Vermont has taken official steps to secede from the Union, no kidding do a Google search for Vermont secession. I understand Hawaii and Alaska are right behind.

Now let’s look at rising interest rates. Imagine what those variable rate mortgages will look like in a few months! What about all those mortgages in excess of three hundred thousand dollars - what are these people going to do? Sell, no way the new buyers will never qualify because the interest rates have pushed up the payments so much. So they hang on and suffer. Okay now let’s look at rising gas prices. In the cold areas home heating oil costs are going to be $300-$400 per month higher this year (2005-2006 winter) than last year and they were high last year. So now the mortgage payment is up and so is the home heating cost. Now let’s add in the rising gas prices. Take a family where there are two commuters going an hour each way to work in their SUV’s. This is a common scenario in many parts of the USA. These people are spending an extra $400 - $600 a month on gas combined, and this gets added into the rising mortgage rates, the rising home heating oil costs, the rising health care costs. Wait it gets worse. When the food and hard goods manufacturers bill the supermarkets, stores etc. for food and goods they are adding in a fuel surcharge which gets added into the price you pay which means your cost of living is inflating again every time you buy anything in a store. Let’s look at credit cards. Lots of people are maxed out on their credit cards. If they read the terms of agreement with their credit card companies they will see that if their credit scores get adversely affected or they are late in payments the favorable low interest rates they got will go to the marginal credit interest rates (think 18%+). The real bad news is that when the credit card companies run their credit reports and see that they are maxed out on their cards that reduces their credit scores and thus the high rates will kick in. Have you noticed that America recently changed in Bankruptcy laws making it very difficult for a person to use the protection of the Bankruptcy Courts anymore, this is not a coincidence.

More and more jobs in America are moving overseas. Levi Straus no longer makes any products in the USA. Yikes!! Do the big corporations know something we don’t?

More and more jobs in America are moving overseas. Levi Straus no longer makes any products in the USA. Yikes!! Do the big corporations know something we don’t? Loss of jobs means that in turn more jobs will be lost since purchasing power diminishes when one is unemployed. What will happen when people can not afford the extra gas costs for their SUV’s. If they go to sell their SUV’s they’ll find the resale value is thousands of dollars below what they owe due to declining used car prices on gas hogs. So selling is not an option for the average cash strapped family. Have you ever heard of an employer increasing wages due to rising energy costs, me neither. This winter you will see families walking around inside the house wearing down vests in America. People are already making fewer trips to the supermarket to save on gas. Carpooling is about to make a big comeback. In any event do you see rising housing prices in the USA as a likely outcome? I don’t. I can find no reasons to make me think housing prices will rise in America for many years. Do you see declining housing prices as a likely outcome - I do. Hurricane season has now become a six to seven month event. Those that can move out of hurricane zones will do so and I expect they will be selling cheap and thus buying into lower price areas. Hurricane insurance costs will be skyrocketing after this season as well and the banks will take that into account decreasing the amount of mortgage a person can qualify for even further. Those in the cold zones will be suffering from those big heating bills this winter and this can only serve to drive down housing prices. The banks will take the rising energy costs into account when qualifying people making it harder to quality for the same value house one could qualify for two years ago and without the cooperation of the banks real estate prices decline. Rest assured the banks are quite scared about now.

It’s All About the Egg

September 8th, 2008 by MarcJacobsShoes9925

Eggs are one of the most nutritious and versatile foods that there is. They can be eaten fried, baked or as an ingredient in everything from main dishes to desserts. Eggs can be either brown or white - the color does not change the quality or the flavor.

Store eggs in their own carton in the refrigerator. The carton protects the eggs from absorbing other food flavors through their shells. Fresh eggs are best for poaching or baking while older eggs are better for beating egg whites.

Most recipes call for large eggs which are about 2 ounces each. When cooking with eggs, bring them to room temperature before cooking. Eggs are sensitive to temperature. They will continue to cook if they are left in a hot pan so move them to a serving dish immediately after cooking.

Some recipes may require the use of either egg whites or egg yolks. The best way to separate eggs is by using their own shells. Avoid touching egg whites with your fingers or greasy surfaces, especially if they are going to be beaten.

Beaten egg whites are used in souffles and mousses. A pinch of salt added before starting to beat them will help them stiffen faster. Don’t over-beat or they will become too stiff. Egg yolks are often beaten separately with or without sugar. This helps increase volume and lightens sauces such as Hollandaise or adds air for cakes or batters.

Older eggs are easier to peel than fresh eggs. Plunge the cooked egg into very cold water immediately after cooking. This helps loosen the shell for easier removal. It also prevents the greenish ring around the yolk. Hard-boiled eggs may be refrigerated in their shells up to a week.

Folding egg whites is one of the more important cooking techniques. Because beaten egg whites contain so much air, they are difficult to add to a batter mixture without losing volume. Do not over-beat egg whites or they will not mix smoothly and will deflate. Begin by adding about one-quarter of the beaten whites to the batter and stir them in thoroughly. Then, spoon in the remaining egg whites and gently fold them in, using a rubber spatula or metal spoon. Cut down into the center of the mixture to the bottom and scoop under and up along one side of the bowl, turning the bowl as you work.

You will often hear about boiling eggs, but they should never really be boiled. They should be gently simmered. The eggs should be at room temperature before cooking to avoid cracking.

Poached eggs are cooked in simmering water. Use the freshest eggs possible; the fresher the egg, the better the egg will hold its shape. Only cook one or two eggs at a time in a wide saucepan with 3 inches of water. Break egg into a small dish and using a wooden spoon, stir the water vigorously to form a swirl. Quickly slide the egg into the swirl. Simmer for 3-4 minutes and lift the egg out with a slotted spoon.

Baked eggs are sometimes called shirred eggs. They are usually baked one to a dish (a ramekin) with salt and pepper and dotted with a small amount of butter. Put the ramekins into a small casserole filled with boiling water and bake for 5 to 6 minutes until the white is just set and the yolk is still soft. Serve immediately.

Eggs can also be scrambled, fried, and used to make omelets, custards, crepes and souffles.

What Gets A Book To The Top Of The Bestseller List?

September 8th, 2008 by MarcJacobsShoes9925

The business of books is big business with 172,000 new titles released in 2005 and sales in the United States of about $40 billion. But what makes a book successful? Are there any common characteristics that can spur on sales? As part of the research for The Making of a Bestseller Dee Power and Brian Hill, the authors, surveyed over 100 editors and agents to answer those questions.

*Previous Success is the Key Indicator of Future Success *

Editors and agents are in agreement that an author’s previous bestselling book is the key factor in determining future success.

*Quality of Writing is Paramount*

For writers yet to produce a bestseller, comfort can be taken in that both agents and editors rank quality of writing highly. Great writing wins out. However, there are no hard and fast criteria about what constitutes “great writing.” It comes down to subjective judgments made by individuals. Book reviewers may argue that a successful book by the very virtue of its sale’s success can not be considered great writing.

*Reviews, Whether Good or Bad, Don’t Count*

And speaking of reviews, the survey participants discounted the importance of reviews to nearly last place in sparking sales of a book. This contradicts the advice given to “new” authors that it is critical they get their books reviewed. These results could also indicate that as an author becomes more successful, has built a fan base and has had previous bestsellers, reviews decline in importance.

*Timeliness of Topic is of the Essence*

Old news is bad news when it comes to the subject of a book’s topic. Common sense dictates that there isn’t much interest in topics that have already been hashed over by the daily news media. Since book production takes from six to 12 months, it’s an amazing feat to get a book on a hot topic out to the market at just the right time.

*Word of Mouth and Fan Base*

Readers telling other readers about a fabulous book they’ve just read has a tremendous impact on success. Book buzz is priceless in the publishing industry. Authors on the upward sales track take their fans seriously.

*What’s Not As Important*

Reviews have already been mentioned as not having as great an effect on success. Promotional efforts whether those of the publishing house or the author’s, fall toward the lesser end of the scale in importance as well. Advertising doesn’t seem to be as important either.

*Money Doesn’t Count*

Contrary to popular belief, or perhaps it’s just wishful thinking on the part of the author, the size of the advance paid isn’t a significant factor to success.

The most important factors in a book’s success,
in order, are:
Previous book was a bestseller
Quality of writing
Timeliness of topic
Fan base
Word of mouth
Author’s promotion
Publicity
Reviews
Advertising
Size of advance

What You Need To Know About Computer Viruses

September 8th, 2008 by MarcJacobsShoes9925

What, another computer security article? Who needs it? Aren’t we tired of all that techie stuff that only geeks can comprehend? Virus my foot! But seriously. Computer security is an important topic and those who neglect it will surely get themselves in trouble sooner or later.

There is much confusion about what exactly a computer virus is. To many people a virus is simply any kind of bad thing that happens to their computer. This would be more or less correct around 1995, but since then several other threats have appeared and using a blanket term like ‘virus’ for all of them is misleading. Having said that, I don’t mean any disrespect to the word ‘virus’. After all, it is the granddaddy of all malicious software (or malware for short).

Old School Viruses

At first viruses were rather simple-minded, although dangerous at times. All they wanted was to enter your computer and destroy some data. Their favorite way of transmission was to attach themselves to otherwise harmless programs.

Worms

As state of the art viruses developed, a new breed came to the scene: worms. This charming name is used to describe a type of virus that not only infects the host machine, but also replicates itself over the network. In practice that means that a well-written worm can create real mayhem around the world in a matter of days. It is estimated that damage from some famous worms reaches billions of dollars.

Trojan Horses

Many programs, multimedia or other goodies can be found on the Internet. Often they are free and, let’s face it, there are very few things that people like more than free stuff. The trouble with some free software is that it also comes with one or more viruses already included free of charge. Hence the name Trojan Horse .

Are viruses good for my computer?

Absolutely! If you want to get rid of all that data clogging up your hard drive, a virus is a wonderful solution. If you want your spanking new computer to slow down to a crawl, then a virus is the way to go. If you’re lucky, you may even get a worm which will not only help you clean up your computer from all those annoying files, but will also send a copy of itself to all your friends that it finds in your Outlook address book. In short, if you think that your computer is too fast and gives you too little trouble, a virus or two can really help!

Thankfully, you don’t have to try too hard to get a virus. Simply connect an unprotected computer to the Internet for a few hours and let them come. That’s all it takes.

Tips on How to Protect Yourself

Truth be told, viruses are not as hot as they used to be. It turns out that there’s not much money in writing them. This of course doesn’t mean that you should neglect the virus threat. There are quite a few dangerous viruses roaming the Internet. So keep your hard drive happy and don’t let the viruses ruin your day. Here is what you can do:

1) Use a good antivirus program and update it regularly. Unfortunately, some antivirus products inflict more damage than actual viruses do. So, before getting an antivirus program, be sure to read some professional reviews and user feedback.

2) If you download software from the Internet, use only reputable sources. Scan the installation file with an antivirus program before running it.

3) Be very careful about opening email attachments. Be particularly vigilant if you use Microsoft Outlook.

Since you are reading this page, you are already in better shape than most computer users. So keep it this way and visit

Cruise Jobs - Five Tips For Getting Hired

September 8th, 2008 by MarcJacobsShoes9925

How will I find my dream job on a cruise ship? Who will hire me? What do I need to know? Where will I get tips for getting hired? You will find the answers to these and other questions about working on a cruise ship if you read the following excerpts from Mary Fallon Miller’s book ‘How to Get a Job with a Cruise Line’. You’ll get to know how much they will pay you, what you’ll be doing and how long you will be doing it.

Imagine what it takes to operate a floating resort - a virtual city. That is what a cruise ship is. It employs experienced workers in over three hundred kinds of jobs to run this kind an enterprise. Here are some good tips for getting hired! Those people that are seasoned in the entertainment industry will be considered first - and then if you are proficient in such occupations as hospitality, tourism, restaurants and bars, teaching, childcare, sales, customer relations, gaming, marketing, fitness, health and beauty, medicine and healthcare, administration, banking, accounting and financial management, your skills will also be in demand.

Cruise lines hire dependable, competent people with outgoing, positive attitudes, students, career-changers, retirees - people people, who enjoy working with others. Your number one priority as a cruise line employee is to provide a safe, fun and memorable vacation experience.

To get hired on a cruise ship you need to: Know the players - Royal Caribbean International, Princess and Carnival are known as the ‘Big Three’, with the largest fleets in the industry. These employers should be at the top of your list. Choose jobs that interest you - Practice public speaking whenever possible, study a foreign language or get your CPR or Lifesaving Certification. Sell yourself - Apply early and often - but don’t pester the Personnel Office by phone. Send follow up letters and resume updates. Great tips for getting hired!

The cruise industry hires year-round and seasonally. Most employees work for a period of six to nine months with one to two months off. Many departments add staff for holiday cruises, and peak sailings through winter and spring. Doctors and nurses can find year round employment or assignments as brief as two to three months. Peak hiring times for youth counselors? Holidays and summer - perfect for students or teachers who love to travel. List your specific dates of availability (e.g. from May 15 to Sept. 1) so the Personnel Office knows how to schedule you.

The pay compares to good jobs ashore - plus you save a lot of money because most expenses are left behind. On board ship your room and meals are included. No more rent, grocery, electric, or gas bills! You can bank your salary and tips, or blow it all in ports of call. Sample current pay ranges: Casino Manager: $2,000-3,000 per month (revenue sharing.) Gift Shop Retail Sales: $1,000-1,500 per month (commission included.) Hairstylist / Beautician: $1,000-1,300 per month (tips included.) Shore Excursion Manager: $1,800 - $3,000 per month, plus commission.

Reducing Your Car Insurance Premiums

September 8th, 2008 by MarcJacobsShoes9925

When it comes to reducing your car insurance premiums you can do a lot to help yourself. However one of the biggest ways in which you can make savings is by choosing to look around for your car insurance. Not only should you shop around, but the best place to look for your car insurance is by doing so online.

Reducing your car insurance premiums isn’t really all that hard just type in the words “car insurance” on any popular search engine and it will give you a huge range to choose from. Of course while this is the best place to look when it comes to purchasing your car insurance, there are some factors that you should have given some thought to beforehand.

To begin with when it comes to reducing your car insurance some thought should be given as to the type of car that you should get. The smaller the car, the less your car insurance will cost you, if you choose a car with a bigger engine then your premiums will be a lot higher. Another factor to take into consideration when it comes to choosing your car is to avoid buying one which is imported, this is usually because the cost to repair them is more expensive.

The more security features that you install on your car, then the safer it is classed, and as such this can help to bring down your premiums. Many insurers will have listings giving you information on the brands and types of security features that they class as being better than others, simply by installing these you can reduce your car insurance premiums.

One of the biggest ways you can make savings is by having a clean driving record; if you have points on your record then this will boost up the amount that you are quoted for your premium, however when applying for your insurance online it is essential that you be totally honest if you do have points.

Always make sure that you don’t include people on your insurance that aren’t going to be driving your car on a regular basis, the more people that you have on your insurance then the higher the premium will be, so if you have family members listed then consider removing them to save on your premium.

Other ways in which you can reduce your car insurance premium is to take advanced driving lessons to boost your safety record and if you are a young driver, an older driver or a woman driver then check out the many specialist sites which cater specifically for age and gender.

How To Invest In UK Commercial Property! Exclusive Interview with Peter Bill of the Estates Gazette

September 8th, 2008 by MarcJacobsShoes9925

Peter Bill, Editor of the Estates Gazette as well as 7 others experts in UK Commercial Property investing have teamed up to talk about how to successfully invest in UK Commercial Property.

Fiona Goldman recently interviewed Peter Bill, editor of the Estates Gazette.

Asking Peter Bill what his thoughts are on the future of the UK Commercial Property Market gives any prospective commercial property investor a real insight into where the UK market is heading in the next few years.

Fiona asked Peter Would you say Great Britain is still a buoyant market to invest in with regards to property

Peter replied Yes I think it is, as we speak I think its been buoyant now for 8 or 9 years.

Is it slowing down? This we keep saying it’s going to but every year it keeps going up. If you can imagine a very tall glass filled with water on one side of the table and a very short glass filled with water on the other side of the table. The small glass for the amount of property that there is in the world and tall glass for the amount of money chasing it. At the moment there is probably 10x as more water or money as there is to property to buy. So there’s a massive over supply of money to property at the moment so that’s what has been driving it and will continue to drive it, its completely globalised now.

This is great news for any prospective commercial property investor be they novice, intermediate or advanced investors in residential or commerical property investing in the UK.

To emphasise the benefits of investing in the UK Commercial property market right now, Stuart Law, founder of Assetz Finance, mentions his experiences in UK commercial property investing and why he thinks now is the time to invest in the market. Stuart say Commercial property could also be new built student halls which are carved up into individual student apartments. That’s a particularly low hassle and a longterm investment and that’s generally high income as well. With commercial property, there really is two ways you can go in. You can go into commercial property by sector, so retail, shops, etc, offices or industrial. But another way of looking at is, whether or not the property is tenanted or untenanted, its very important to understand that with commercial investment its not been done before, but when you buy a property with a tenant in place, you’re paying a premium for the lease. The lease is the promise to pay, each year, four quarterly payments of rent. If you buy a building with out that promise and without that tenant in place, then you are just buying bricks and mortar. And when you buy bricks and mortar with a lease, you pay more.

Issues such as taxation are important to consider when investing in uk commercial property. Amir Saddiq founder of the Property Tax Portal says Say somebody purchased a property for ?50,000 five years ago and its now worth ?150,000 which is quite feasible, they may well have to report property values and they maybe liable to pay tax of upto 40% on the ?100,000 profit. They have only got 25% left of equity on the property but they could have tax liablilitys as high as ?40,000. So there the kind of areas that Daniel Feingold iin particular would start to get involved as he could help restructure people’s assets and give them the development advice they require

Daniel Fiengold head of a leading independent tax consultancy in the UK, called Strategy Tax Planning said Correctly structured, tax is only 22% in the UK. If you borrow to acquire a property you can offset the interest so it starts to slide down from 22% so a lot of people are effectively paying something like 10 or 11% tax on their rental income which is obviously a very attractive rate, a very low rate and in addition paying no capital gains tax. It provides a very, very exciting investment opportunity for them but its all about getting the right structure from the start. If someone comes to me saying I’ve bought a property then alarm bells normally ring but if someone comes to me saying I’m looking, I’m considering, I’m about to, then its normally the point at which I can give the right advice and get them in a position to minimise their UK tax liabilities.
